Rent increases

Under California law, rent increases are limited to 5% plus the rate of inflation and no more than 10%. Some exceptions apply.

Just Cause

A landlord can evict a tenant for just cause, which means the tenant has done something wrong. Examples include not paying rent, damaging the property, or violating the lease.

A tenant has the right to live in a safe and healthy environment free from discrimination.

Security deposits

Generally, security deposits are limited to one month's rent. Landlords must return the deposit within 21 days after the tenant moves out. Some exceptions apply.
