Notices
Landlords are required to provide a valid reason for evicting tenants who have occupied a residence for more than one year.
AB 1482 provides that for "at-fault" causes that are curable lease violations, two notices are required - one with an opportunity to cure and one that is a "final" notice to quit without opportunity to cure.
There are several types of notices that can be served:
- Three-Day notice to Pay or Quit (pay rent or move out)
- Three-Day notice to Perform Covenants (Fix a problem or move out)
- Three-Day notice to Quit (move out because of a serious lease violatioN)
- 30-day or 60-day Notice to Quit (Notice to end rental agreement)
