Rent Stabilization
Everything you need to know about rent stabilization
In 2019, Governor Gavin Newsom signed the California Tenant Protection Act, which are the strongest tenant protections in the nation. The law enacts rent stabilization and just cause evictions statewide, including the city of Anaheim.
Rent Increases
For applicable units, rent may increase more than 5% plus the consumer price index (generally localized to your county).
- Determine if your rental unit is exempt or not
- Have you provided notice to your tenant?
- Is the effective date of the lease before or after August 1st of the year?
Exemptions
The California Legislature exempted several types of units to ensure that there is no discincentives to building new homes. The units that are exempt are:
- Units built within the last 15 years
- Single-family homes that are not owned by a corporation, limited liability company (LLC), or a real estate investment trust
- Separate, but alienable property
